Financing a New AC Unit in Florida: What to Check Before You Sign

Financing a New AC Unit in Florida: What to Check Before You Sign

TL;DR: Most Florida homeowners pay for a new AC with contractor financing, a credit card, a personal loan, home equity or PACE. Before you sign, find out if the offer is true 0% or deferred interest, ask for the total you will repay, and make sure the term ends before the system wears out. Don’t count on the federal 25C tax credit for a 2026 install.

Most Florida homeowners pay for a new AC in one of five ways: a contractor’s financing partner, a credit card, a personal loan, a home equity loan or PACE. Before you sign, check three things. Is it true 0% or deferred interest? What is the total you’ll repay? Does the term run longer than the system will last?

Financing a new AC unit is common in Tavares and the rest of Lake County. When a system dies in July, waiting it out isn’t an option. Below is how each option works, what it costs beyond the monthly payment, and which fine print to read twice.

How does financing a new AC unit work?

You borrow the cost of the system and the installation, then pay it back monthly over a set term. Usually the lender sets the rate, the term and who qualifies, not the contractor. The lender pays the contractor, and you owe the lender.

Three things decide what the money costs you: the interest rate, the length of the term and any fees. A lower monthly payment over a longer term often means you pay more overall. Ask for the total of payments, not just the monthly number.

Timing matters here too. Central Florida’s cooling season is long and humid, so a lot of replacements happen in a rush after an old system quits mid-summer. Financing can keep you from grabbing the cheapest unit just because cash is tight that week. But the same rush leads people to sign before they read. Take an evening to go over the terms.

Which AC financing option fits your situation?

It depends on your credit, how much equity you have in your home and how fast you can pay the balance off. Here’s how the common choices compare.

OptionHow you repayWatch out forOften fits
Contractor’s financing partnerMonthly payments to the lender, set up with your quotePromo type (0% or deferred), term length, feesHomeowners who want one simple application tied to the install
Store or promotional credit cardMonthly card paymentsBack interest to the purchase date if any balance is leftBuyers who can pay it all off inside the promo window
Personal loan (bank or credit union)Fixed payment over a fixed termThe rate depends heavily on your credit scoreBuyers who want to compare rates before picking a contractor
Home equity loan or HELOCPayments secured by your homeYour house backs the debt, and closing takes timeOwners with equity who aren’t facing an emergency
PACEYearly assessment on your property tax billThe lien takes priority, and your county must allow itOwners who qualify in a county that has opted in

Snowbirds and seasonal residents may find autopay or a tax-bill option easier to manage from up north. Landlords and property managers replacing several units should compare business financing as well. Multi-unit jobs move fast: at the Colonial Pines apartments in Tavares, Lucas Air replaced 30 split systems and installed 2 ductless units in 10 working days.

Is “no interest” the same as 0% interest?

No. A true 0% promotion charges no interest during the promo period. A deferred-interest offer is different, and it’s usually worded “no interest if paid in full in 12 months.”

The Consumer Financial Protection Bureau explains that with deferred interest, if you don’t pay off the entire promotional balance, you’re charged interest going back to the date of purchase. Here’s what that means for a new AC. Say a small balance is still left on the last day of the promo. You could owe months of back interest figured on the full original amount.

Two habits protect you. First, divide the balance by the number of promo months and pay at least that much every month. Second, put the end date on your calendar. Don’t assume the minimum payment will clear the balance in time. Do the math yourself.

Should your loan last longer than your AC?

No. Plan to have the system paid off well before it needs replacing, so you never make payments on equipment that’s already gone.

Florida systems run hard most of the year. Our guide to how long an AC unit lasts in Florida covers what wears them out faster. Set your loan term with that in mind.

Florida’s PACE program is built on the same idea. The Florida PACE Funding Agency says it can’t finance a product longer than that product’s useful life. Since July 1, 2024, a county also needs a local ordinance before PACE can be offered there. Tavares, Grand Island and Astor are in Lake County, while Zellwood is in Orange County. Ask your county or the program directly before you count on PACE.

PACE is repaid through your property taxes, not like a regular loan. A Florida Senate analysis notes that PACE liens take priority over other lienholders. That can matter if you sell or refinance later, so talk to your mortgage lender first.

What should you check before you sign?

Check what the price covers first, then check the financing terms. A low payment on a vague quote isn’t a good deal.

What the quote should spell out

  • The equipment model numbers and efficiency rating
  • The permit. Here’s why a Florida AC installation needs a permit
  • The labor guarantee and parts warranty, in writing
  • A hurricane pad and straps for the outdoor unit
  • The total price, so you can compare it with the total of payments

At Lucas Air, new systems start at $7,500. That price includes the unit, the permit, a one-year labor guarantee and a ten-year manufacturer’s parts warranty. Our 10-year parts warranty guide explains what that warranty covers.

Red flags to slow down for

  • Pressure to sign the loan papers today, before you’ve read them
  • A monthly payment quoted with no rate, term or total cost
  • “No interest” wording that nobody will explain
  • Blank spaces in the contract or the loan documents
  • Promises of a federal tax credit. The 25C credit ended for systems installed after December 31, 2025
  • A quote with no permit listed

Signed at your kitchen table and changed your mind? The FTC’s Cooling-Off Rule may give you three days to cancel some sales made in your home. Not every sale is covered, so read any cancellation notice you’re given.

Frequently Asked Questions

Does applying for AC financing hurt my credit?

Many lenders run a credit check that can show up on your credit report. Before you apply, ask whether the first check is a soft pull or a hard pull.

Can I pay off AC financing early?

Ask the lender if there is a prepayment penalty before you sign. With a deferred-interest offer, paying the full balance before the promo ends is how you avoid back interest.

Is there still a federal tax credit for a new AC or heat pump in 2026?

No. The federal 25C Energy Efficient Home Improvement Credit doesn’t apply to systems installed after December 31, 2025. Ask your electric utility whether it offers any rebates.

Does Lucas Air Conditioning and Heating offer financing?

Yes. Lucas Air offers KwikComfort financing on new systems, and estimates on new installations are free.
